For as many new listings came that on the market, the same amount sold. The number of new escrows was even higher and a striking number of properties came off the market. While the number of units was down in the condo/townhome/loft market, the scenario was very similar.
If I’m seeing any trend at all, it may be worth speculating the high-end is near the tipping point. For homes sold in the last 7 days, the median price was $555,000. For homes that came off the market, the median price was $956,000.
The first chart reflects the market activity for single family residences (SFR). The second chart reflects the market activity for condos, townhomes and lofts.

1040 S. Arroyo Blvd. in Pasadena has just been listed for $2,350,000
I call the homes in the Lower Arroyo Seco area my “Lottery Ticket neighborhood.” And, if I win the lottery this weekend, I just might submit an offer to buy 1040 South Arroyo Blvd. But, given the odds it’s highly unlikely that will happen. Therefore, I’m going to tell you about this great property.
This elegant, yet relaxing home was built in 1940 and architectural details are showcased in every room. There are 4 bedrooms which include a terrific master suite with fireplace and sitting area. The kitchen, with adjacent butler’s pantry, has been updated with a selection of sophisticated materials. The home also features a spacious family room, den/office, sunroom and 4 bathrooms. The outdoors is perfect for playing or entertaining with fireplace, and built-in barbeque, pool, and grass area. The house is 4,044 square feet and the lot size is 16,993 square feet.
